Grant Deed – The most frequently used instrument to transfer title in California. This deed has two implied warranties: that title has not been conveyed to someone else and that the property is free of any encumbrances other than those disclosed.
Quit Claim Deed – Removes a name on the title. This deed does not guarantee that the person removing their name actually had a legal interest in the property when signed.
Interspousal Transfer Deed – Removes or adds a spouse on the title.
Trust Transfer Deed – Transfers title into a Living Trust.
Reconveyance Deed – Removes the lien on title when the mortgage or deed of trust has been paid in full and conveys full title to the property back to the borrower.

Affidavit of Death of Joint Tenant – Removes the name of a person listed on title as a joint tenant who has died.
Affidavit of Death to Trustee – Removes the name of a person from title, due to their death, who was a trustee of their Living.
Homestead Declaration – This document if recorded to protect a certain amount of a homeowner’s equity from certain debts. The amount protected varies by state and is based on statutory guideline.
